Lift Modernisation and Electrical Overhaul in a Live Hotel Environment

Tower Apartments, located at 196 Bishopsgate in the heart of the City of London, is a busy serviced apartment and hotel development accommodating both short and long-stay guests. With the lift serving as a critical part of the building's daily operation, maintaining accessibility and minimising disruption throughout the project was essential.

Acute Elevators were appointed to undertake a comprehensive lift modernisation programme designed to improve reliability, enhance passenger experience, and replace ageing equipment that had become increasingly difficult to maintain. The works were completed whilst the hotel remained fully operational, requiring careful planning and close coordination with the site management team.

PROJECT Introduction

The existing lift installation had reached a stage where reliability concerns and ageing electrical equipment were beginning to impact performance. The control system and user interface components were becoming increasingly difficult to support, while the motor and associated electrical systems required significant refurbishment or replacement.

Following a detailed site survey, Acute Elevators developed a modernisation solution that would address the underlying reliability issues whilst improving maintainability and passenger experience. The objective was to deliver a modern, reliable lift system without significant disruption to the day-to-day operation of the hotel.

Challenge

The project presented several technical and logistical challenges:

  • The building remained fully operational throughout the works, with guests and staff requiring uninterrupted access to facilities.
  • Lift downtime needed to be carefully managed and communicated to minimise disruption.
  • Installation activities had to be coordinated within a busy hotel environment.
  • Existing electrical infrastructure required upgrading whilst maintaining compliance with current safety standards.
  • New equipment had to integrate seamlessly with the existing lift installation.

Delivering a major modernisation project within a live hospitality environment required meticulous planning, effective communication, and experienced project management.

Solution

Acute Elevators developed a comprehensive modernisation package designed to improve reliability, performance, and long-term maintainability.

The solution included:

  • Installation of a new lift motor to improve reliability and operational performance.
  • Replacement of the existing lift controller with a modern control system offering enhanced diagnostics and serviceability.
  • Complete electrical overhaul of the lift installation, including replacement of ageing wiring and electrical components where required.
  • New car operating panel featuring modern push buttons, indicators, and improved passenger functionality.
  • New landing push stations and floor indicators throughout the building.
  • Full testing and commissioning programme to ensure compliance with current standards and operational requirements.
  • Close coordination with hotel management to carefully schedule disruptive works outside peak operational periods wherever possible.

All equipment was selected to provide long-term reliability, readily available spare parts, and improved service support for the client.

Result

Following approval of the final design, Acute Elevators completed the project within the planned four-week programme.

Key outcomes included:

  • Successful replacement of all major control and electrical components.
  • Installation and commissioning of a new lift motor and control system.
  • Improved reliability and performance of the lift installation.
  • Modernised passenger interface through new car and landing operating equipment.
  • Enhanced maintainability through the use of current-generation control technology.
  • Completion of the project whilst the hotel remained fully operational.
  • Minimal disruption to guests and hotel operations throughout the programme.

The completed modernisation has significantly improved the reliability and performance of the lift, providing Tower Apartments with a dependable, future-proof solution that supports the operational requirements of a busy hospitality environment.
