Block 4 of the Fitzgeorge Apartments is a prestigious residential development in South Kensington, providing high‑end accommodation to a discerning community of residents. The building relies on its passenger lift for essential vertical transportation, and any disruption has a direct impact on accessibility and daily living. Following a fire in the lift motor room—caused by an electric scooter charging failure—the lift system suffered extensive damage to its electrical infrastructure, control equipment, and associated components.
Essential Safety Solutions, the appointed lift consultants, were engaged to assess the extent of the damage and develop a recovery strategy. Acute Elevators were subsequently instructed to deliver a full replacement of all fire‑affected equipment and restore the lift to a safe, compliant, and reliable operating condition.

The recovery and modernisation programme focused on replacing all components within the lift motor room and shaft that had been compromised by the fire. The objective was to reinstate full functionality while upgrading the system to modern standards of reliability, safety, and maintainability.
Key elements of the works included:
• Full replacement of all electrical supplies serving the lift motor room, including new cabling, containment, lighting, and a new distribution board.
• Installation of a new Kollmorgen MPK4 controller paired with a Ziehl‑Abegg drive, providing advanced control logic, smooth operation, and enhanced diagnostic capability.
• Complete renewal of all lift shaft wiring, ensuring clean, fault‑free communication throughout the system.
• New landing push stations and a new car operating panel, improving user interface and ensuring compatibility with the new control architecture.
• New car‑top controller, enabling safe and efficient maintenance operations.
• New shaft lighting, improving safety for engineers and compliance with current standards.
• Installation of a new Safeline autodialler, ensuring reliable emergency communication.
• Replacement of the lift motor with a new Sassi machine, providing robust, long‑term performance.
• New Drako ropes, ensuring optimal traction and durability.
• Full cleaning and redecoration of the lift motor room, restoring it to a safe, compliant, and professional standard.
This comprehensive approach ensured that all fire‑affected components were replaced, and the lift was upgraded to a modern, resilient specification.

Following the fire incident, Essential Safety Solutions carried out an initial assessment and confirmed that the lift motor room had sustained significant heat and smoke damage. The electrical supply, control equipment, wiring looms, and motor were all compromised and required full replacement.
