Full Lift Motor Room Reconstruction and Modernisation Following Fire Damage
Block 4 of the Fitzgeorge Apartments is a prestigious residential development in South Kensington, providing high‑end accommodation to a discerning community of residents. The building relies on its passenger lift for essential vertical transportation, and any disruption has a direct impact on accessibility and daily living. Following a fire in the lift motor room—caused by an electric scooter charging failure—the lift system suffered extensive damage to its electrical infrastructure, control equipment, and associated components.
Essential Safety Solutions, the appointed lift consultants, were engaged to assess the extent of the damage and develop a recovery strategy. Acute Elevators were subsequently instructed to deliver a full replacement of all fire‑affected equipment and restore the lift to a safe, compliant, and reliable operating condition.

PROJECT SUMMARY
The recovery and modernisation programme focused on replacing all components within the lift motor room and shaft that had been compromised by the fire. The objective was to reinstate full functionality while upgrading the system to modern standards of reliability, safety, and maintainability.
Key elements of the works included:
• Full replacement of all electrical supplies serving the lift motor room, including new cabling, containment, lighting, and a new distribution board.
• Installation of a new Kollmorgen MPK4 controller paired with a Ziehl‑Abegg drive, providing advanced control logic, smooth operation, and enhanced diagnostic capability.
• Complete renewal of all lift shaft wiring, ensuring clean, fault‑free communication throughout the system.
• New landing push stations and a new car operating panel, improving user interface and ensuring compatibility with the new control architecture.
• New car‑top controller, enabling safe and efficient maintenance operations.
• New shaft lighting, improving safety for engineers and compliance with current standards.
• Installation of a new Safeline autodialler, ensuring reliable emergency communication.
• Replacement of the lift motor with a new Sassi machine, providing robust, long‑term performance.
• New Drako ropes, ensuring optimal traction and durability.
• Full cleaning and redecoration of the lift motor room, restoring it to a safe, compliant, and professional standard.
This comprehensive approach ensured that all fire‑affected components were replaced, and the lift was upgraded to a modern, resilient specification.
PROJECT Introduction
Following the fire incident, Essential Safety Solutions carried out an initial assessment and confirmed that the lift motor room had sustained significant heat and smoke damage. The electrical supply, control equipment, wiring looms, and motor were all compromised and required full replacement.
Acute Elevators were appointed to design and deliver a complete reconstruction of the lift’s electrical and control systems. A detailed survey confirmed that the structural elements of the lift shaft and motor room remained intact, allowing the project to focus on replacing all damaged components and upgrading the system to a modern, high‑performance specification.
The client required a solution that would restore full operational reliability, ensure long‑term maintainability, and provide reassurance that all fire‑affected elements had been safely and comprehensively renewed.

Acute Elevators developed a comprehensive reinstatement and modernisation package designed to restore full functionality while improving long‑term reliability.
The solution included:
• New electrical supplies and distribution board, reinstating a safe and compliant power infrastructure for the lift.
• Kollmorgen MPK4 controller with Ziehl‑Abegg drive, providing advanced control capability, smooth ride quality, and enhanced diagnostics.
• Complete replacement of all lift shaft wiring, eliminating any risk of latent fire‑related faults.
• New landing push buttons and car operating panel, ensuring full compatibility with the new control system and improving user experience.
• New car‑top controller, enabling safe maintenance access and improved engineer control.
• New shaft lighting, ensuring safe working conditions and compliance with current standards.
• Safeline autodialler, providing reliable emergency communication.
• New Sassi lift motor, delivering strong performance and long‑term durability.

All components were selected for reliability, availability of long‑term support, and compatibility with the building’s operational requirements.
Result
Following coordination with Essential Safety Solutions and the building management team, the final specification was approved and a structured programme of works was implemented.
• All new equipment—including the controller, drive, motor, wiring, and operating stations—was procured, configured, and delivered within the agreed lead time.
• Installation works were carried out in a controlled sequence to minimise disruption to residents and ensure safe working conditions.
• Acute maintained a strong on‑site presence, providing regular progress updates and ensuring full transparency throughout the reinstatement process.
• A full programme of testing, commissioning, and verification was completed, with all safety systems validated and witnessed by the client.
The lift was returned to service with significantly improved reliability, a fully renewed electrical and control infrastructure, and complete compliance with current safety standards.
